Benefit from the experience of a qualified and licensed Cadastral Surveyor for your next land surveying or consultancy needs. John Henderson offers a range of comprehensive land services to the greater Auckland area.
Topographical (Site) Surveys

Topographical (or Site) Surveys are required as a basis for Architectural or Subdivision design. Accurate survey fixes are made of site features and a Subsequent Topographical (or Site) Plan prepared for distribution to the Client or other Professional. All survey data is captured electronically with the completed Site Plan being delivered in electronic formats (PDF & DWG).  A 3D “real world” coordinate based model can also be generated.

Boundary Peg Re-Location

We will redefine your site by either re-locating and confirming existing pegs or re-pegging the boundary corners. Pegs can also be placed along the line of any boundary if required.

Commercial Building Setout

We require a set of Building Consent plans for this survey. Grid Lines or Building extents are calculated in relation to legal boundaries and setout to the client requirements. Level datums in terms of the Building Consent plans can also be established.

Engineering Asbuilts

As-Built surveys of completed Public Drainage works is a requirement of all Local Authorities. Accurate survey fixes of all newly constructed drainage features are undertaken, and an As-Built plan meeting as per Council requirements is prepared.

Infill Subdivisions

Typically this type of subdivision creates one or two additional sites from an existing site.

Residental House Setout

We require a set of Building Consent plans for this survey. Grid Lines or Building extents are calculated in relation to legal boundaries and setout to the client requirements. Level datums in terms of the Building Consent plans can also be established.

Rentable Areas (Boma)

Rentable Area or BOMA Surveys are undertaken to calculate Tenancy Areas. Surveys and Area calculations are completed in accordance with the Guide published by the Building and Office Management Guide to the measurement of Rentable Areas. A plan is prepared and then incorporated with lease documentation.

Subdivision Consents

Any Subdivision (Freehold, Cross Lease or Unit Titles) requires consent from your local Council. Dependent on the complexity of the proposal, assistance from other Professionals (Engineers, Planners, Architects, Arborists) may be required.

Unit Title

Unit Titles are a form of subdivision pursuant to the Unit Titles Act, where individual Unit Titles are issued for each Principle Unit. A survey of the completed development is undertaken, and a Unit Plan is prepared before an appropriate application to Council is made. The requisite approvals pursuant to the Unit Titles Act and the Resource Management Act are also obtained. A Registered Valuer will also need to assess entitlements for each Unit.
